Construction documents are the meat and potato’s of your design project. Once you are satisfied with the 3D concept, we will work on creating the documents you will need for HOA approval as well as for submittal to contractors for bidding.  Our construction document package typically includes hardscape plans, planting
plans, lighting plans, irrigation plans, drainage plans & construction details.  All our drawings are professionally prepared in house and can be signed by a licensed landscape architect in California.
Proper plant design plays a crucial role in the overall aesthetic of your project.  We work closely with you to determine the right plant palette to fit your style, your home’s architecture and the conditions. We make sure your selected plants meet any requirements of your HOA or agency by reviewing your CC&R’s and providing
the Water Use Classification of Landscape Species (WUCOLS) information.  From drought tolerant to lush and ornate, we select and review each plant and it’s placement with you to ensure your satisfaction and the long-term success of your project.
A professionally prepared irrigation plan will save you time and money. We calculate the water needs of every plant and layout the most efficient irrigation system controlled by an automated timer to ensure the right plants are getting
the correct amount of water at the right time.  We also provide all the irrigation water use calculation to meet your local agency’s requirements.
One of the most important aspects of design is adhering to a budget. We love to see the end result of our work come to life so it’s important to us that we design close to your budget. Of course not all wish lists match budgets so our design
process is tailored to make any necessary adjustments to reduce costs or “value engineer” the design if needed.
